COVENANTS, CONDITIONS AND RESTRICTIONS (CC&R's)
Covenants, Conditions and Restrictions. Most new and planned communities are governed by a set of rules and regulations known as 'covenants'. These covenants (also known as CC&Rs- covenants, conditions and restrictions) are the governing documents that dictate how the homeowners association operates and what rules the owners -- and their tenants and guests -- must obey. These legal documents might also be called the bylaws, the master deed, the houses rules or another name. These documents and rules are legally enforceable by the homeowners association, unless a specific provision conflicts with federal, state or local laws.

FORECLOSURE GUARANTEE
Guarantees the accuracy of interests in real property for purposes of a public trustee foreclosure.

LITIGATION GUARANTEE
Guarantees the accuracy of interests in the land for purposes of a legal proceeding.

MORTGAGE GUARANTEE (LCP)
Guarantees the accuracy of interests in real property. Search includes: Purported owner, address, legal description, voluntary and involuntary liens.

OWNERSHIP AND ENCUMBRANCE REPORT
Ownership and encumbrance report (O&E) means information identifying the last recorded owner, legal description, and recorded deed of trust or mortgage of a particular real property address available from the public records. An ownership and encumbrance report does not include additional information, including but not limited to, judgments, tax liens or encumbrances other than a deed of trust or mortgage.

PLAT MAP
Plat Map A plat (U.S.) or a plan (outside the U.S.) consists of a map, drawn to scale, showing the divisions of a piece of land. U.S. General Land Office surveyors drafted township plats of Public Lands Surveys to show the distance and bearing between section corners, sometimes including topographic or vegetation information. City, town or village plats show subdivisions into blocks with streets and alleys. Further refinement often splits blocks into individual lots, usually for the purpose of selling the described lots; this has become known as subdivision. After the filing of a plat, legal descriptions can refer to block and lot-numbers rather than portions of sections.

PROPERTY REPORT
Name of owner, address, legal description, liens of record. (Non-insured product)

TITLE COMMITMENT:
Preliminary title report showing the condition of the title and committing the title insurance company to issue a form policy as designated in the commitment, upon compliance with and satisfaction of requirements set forth in the commitment. 

TITLE GUARANTEE
Guarantees the purported interests in real property. Search includes: Purported owner, address, legal description and involuntary liens. 

TITLE POLICY:
A policy of insurance which indemnifies the holder against loss sustained by reason of a defect in the title provided the loss does not result from a defect excluded by the policy provisions. Insurance against loss or damage resulting from defects or failure of title to a particular parcel of real property.
